How these figures are calculated & important notes
Estimated payoff is the scheduled unpaid principal balance assuming all payments due through the month shown have been made. Every loan was current when transferred to FCI Lender Services for servicing and has remained current. Actual payoff at closing will be confirmed from FCI servicing records and will include accrued per-diem interest to the closing date.
Asking price (9%+ yield) — every note is priced to give the buyer at least a 9% annualized return. Notes bearing interest below 9% are discounted: the price is the present value of all remaining scheduled principal-and-interest payments (including any balloon), discounted at 9% per annum compounded monthly, so the buyer's return works out to exactly 9%. Notes bearing interest above 9% are offered at their estimated payoff value, and the buyer earns the note's full rate — up to 10% — as shown in the table.
Collateral information (home type, year built, make, lot size, square footage, bedrooms/baths, and the county's 2025 assessed "just value") is drawn from county property records and is provided as a courtesy; buyers should verify independently. Parcel numbers are shown in each note's detail so buyers can look up the property directly in the county appraiser's records.
Seasoning & status: all notes are performing first-lien mortgages on Florida real estate (Pasco and Hillsborough Counties), owner-financed by Big Cat Rescue Corp. and serviced by FCI Lender Services (NMLS #4920). While some of these loans are recent, most were made to buyers who had already been tenants of the property for five years or more before purchasing — so even a young loan typically reflects a long, established payment relationship with the occupant. Payment histories are available from FCI upon request during due diligence.
No borrower information is published here. Borrower identities, payment ledgers, and recorded loan documents are provided to serious buyers under standard due-diligence procedures.
